What action can landlords take if tenants cannot afford to pay rent?

Tenants are already approaching landlords to seek rent concessions such as a change or pause to the frequency of payments. On the other hand, landlords can forfeit a lease for non-payment of rent either by possession proceedings. Although, this really would be considered a last resort.
What should landlords be doing in regards to social distancing?
All visits to properties should be minimal, and landlords should check if tenants are shielding. However, should you need to visit, all persons present must adhere to maintaining strict guidelines. Any person visiting should leave 2m distance to limit possible transmission. Gatherings of more than than two people from separate households should be avoided. So, do not attend with your tradesperson should a repair be necessary. Wherever possible avoid physical viewings with prospective new tenants and try to use video calls instead to limit contact. Only make videos for advertising purposes once your property becomes vacant. If a move becomes unavoidable the tenancy check in and out should be performed with only two people. And again, social distancing guidance will need to be followed.
Covid19 Right to rent checks
Landlords are being encouraged to carry out “Right to Rent” checks by requesting tenants to submit electronic documents. It is also acceptable to video call the tenant, asking them to hold the documents to the camera to check. This can then be recorded as an adjusted check due to Covid19 and record the date. Again, the guidelines are simple, avoid contact at all costs unless absolutely necessary.
