The role of a property manager
Without the work and support of a property manager, landlords would be pulling their hair our from dusk till dawn. Property managers are vital in supporting landlords with the day to day running of a property. They also look after the tenants and general maintenance which in turn helps to retain the value of the property.
Managing tenants
As a rule, property managers act as a middleman between the tenant and the landlord. They deal with all tenant-related issues, acting as a representative for the landlord. From when tenants are moved in, the property manager is the first port of call if there are any issues. And, good property managers will handle most of the outgoing operations for the property. This can include anything from noise complaints to general maintenance issues.
Maintenance management
The main role of property managers is to oversee the running of the property on behalf of the landlord. Mostly, the upkeep and maintenance of the building is a key responsibility of their role. They’re also in charge of keeping the property in good condition as well as the surrounding outside grounds. Essentially, the property manager helps to prevent the property from deterioration whilst the property is in use.
Maximising revenue
In addition to managing the general maintenance, the role of a property manager has a high degree of administrative accountability. They can help keep records of all the paperwork for the property, from signed leases to complaints, insurance costs and expenses. The property manager is also expected to work within a set budget for the property, using their discretion when responding to tenant’s requests.
