As a tenant in the UK, there are certain things that you should do, and certain things that you should avoid doing, to maintain a positive relationship with your landlord and ensure that you can continue to live in your rental property.
The do’s of being a tenant
- Pay your rent on time. It’s important to pay your rent on the date it’s due, as failure to do so can lead to eviction.
- Take care of the property. You are responsible for keeping the property in good condition, so make sure to clean it regularly and report any damage or repairs that need to be made.
- Follow the terms of the lease. Make sure to read your lease carefully and follow all of the rules and regulations outlined in it.
- Communicate with your landlord. If you have any concerns or issues with the property, make sure to bring them to your landlord’s attention as soon as possible.
- Respect your neighbours. Make sure to be considerate of your neighbours and avoid making too much noise or causing any other disturbances.
What not to do as a tenant
- Damage the property. As a tenant, you are responsible for any damage that you cause to the property, so make sure to take good care of it.
- Sublet the property without permission. If you plan to sublet your rental property, make sure to get permission from your landlord first.
- Have unauthorised guests. If you plan to have guests stay over, make sure to get permission from your landlord first.

- Keep unauthorised pets. Check the lease if there is any specific rule about the pets, if not make sure to get permission from your landlord first.
